The proposed development is for amendments to an approved development at 36, 38 & 38A Waddell Road, 167 Stock Road & 391 Canning Highway, Palmyra.

What is being proposed?

  • The approved development comprises the following:
  • The demolition of the existing buildings on site.
  • A six storey (with basement and rooftop plant and equipment) aged care facility comprising independent living units to the northern portion of the site, and a higher care residential aged care facility to southern portion of the site.
  • Ground floor commercial tenancies which are intended to accomodate the following land uses: Medical Centre, Restaurant, Shop, Private Recreation, and a community facility which is to accomodate the Stock Road Senior Citizens Group.


The proposed amendments comprise the following:
  • The inclusion of an additional level within the independent living unit building, increasing the height of this portion of the building by 3m and housing eight additional independent living suites.
  • The extension of the aged care facility towards the southern boundary, providing two addtional suites.
  • Modifications to the approved unit mix resulting in an increase of 18 beds, the unit mix is modified as follows:
    1. Single suite - 88 in-lieu-of 96 (reduction of eight)
    2. Companion suite - 24 in-lieu-of 16 (increase of eight)
    3. Premium suite - 14 in-lieu-of 12 (increase of two)

FAQs

Who are we engaging with?
The application will be advertised via signs on each street frontage of the subject site and letters sent to the nearby property owners and residents. The City is engaging with the broader public via the City of Melville website.
How is this development assessed by the City?
The City will assesss the proposal against the relevant planning provisions of City of Melville Local Planning Scheme No.6 and relevant state and local planning policies. At the completion of the assessment a Responsible Authority Report (RAR) will be prepared by the City's planning officers and sent to the DAP to assist it in making a final decision.

The City is not the final decision maker of this application.
Who is the decision maker?
The application involves amendments to a DAP application and as such the application is to be determined by the Metro Inner South Joint Development Assessment Panel (JDAP).

Why is the City advertising this application?
As per the City of Melville's Local Planning Policy 1.1 - Planning Process and Decision Making, all standard developments are required to be advertised.
What happens with your comments?
The RAR submitted to the JDAP will provide a summary of the submissions received during the public consultation period. The submissions and the officer response to these will then be considered by the JDAP as part of its decision making process.
