Strata Titles

A strata title is the most common title associated with town houses and home units and is evidence of ownership of a unit, which is called a ‘lot’, in a strata plan. A strata plan divides a building and its associated land into lots, each of which has a strata title, and usually common property.

Common property is the part of the land and building in the strata plan which does not form part of any unit, for instance, stairways, passages, driveways and carpark.

Information regarding Strata Titles can be found in “A Guide To Strata Titles In Western Australia” produced by Landgate formerly known as the Department of Land Information. This guide is useful for anyone who lives in or owns or will be a prospective owner of a strata unit and includes information on:

· Rights and obligations of owners and the strata company;
· Insurance issues;
· Renovations and/or additions to the property; and
· Standard by-laws.

Built Strata (Form 7) 

Once all the buildings have been contructed in the Strata a title will need to be issued, to do this a Licensed Land Surveyor should be engaged.  The land surveyor will lodge a Form 7 application with the City’s Building Department for assessment. Please note that the Form 7 cannot be lodged through epathway instead it will need to be posted or delivered into the City and lodged over the counter.

On receipt of the Form 7 application, it is registered and referred to the relevant area Building Surveyor.  A site inspection will be carried out to check that the building complies with the approved  plans.  Following this, the Building Surveyor will endorse Form 7 and return to the land surveyor. The land surveyor will then lodge the endorsed Form 7 with Landgate so the relevant titles can be issued.
